Great Ways to Make a Home Sell Faster
Simple fixes and staging practices can focus buyers’ attention in the right places and keep them from getting sidetracked by personal items in the home.
Here are some staging suggestions that will help you sell that home faster.
Eliminate countertop clutter. A countertop covered with small appliances and utensils looks crowded, not spacious.
Pack up the too-personal belongings. Don’t leave toiletries on the counter. I would also recommend stashing family photos. Take away the personalization. I have had many buyers determine their asking price according to the photos. Many buyers tend to think that a divorce or loss reflects the eagerness to sell and how they might get a better price. I want you to receive the best price possible and I really need your help when it comes to this.
Be prepared for snoops. Prospective buyers pull open drawers, look in closets and peek behind the shower curtain. I would highly recommend cleaning the closets and definitely pack away all of your prescription drugs and valuables in a safe place.
Make sure things work. Dripping faucets, burned-out light bulbs, and squeaking hinges detract from the home’s appeal.
Think “white-glove clean.” Mop, dust, vacuum, clean baseboards, wash windows. Make sure the house looks fresh and smells neutral.
Make sure the front door is clean and the hardware is polished. Power-wash walkways.
Store furniture that makes rooms feel crowded. I know this is hard for everyone including myself. I like to keep things comfortable for me and my family. The thing is that you want your perspective buyer to start placing their furniture in your house as they are viewing your home. Most of the time I have discovered that when buyers start placing furniture out in the seller’s home, it is a sure sell.
Show every room for the kind of room it is. Maybe you’ve turned your former dining room into a home office. Get rid of the desk and computer, and bring back the dining table and chairs.
Straighten and clean your kitchen cabinets and pantry. This is the most important part of the house for the cook. He or She is trying to imagine all of their belongings in the cabinets.
Mow and weed eat the yard. Keep the lawn and landscaping looking nice and groomed. I have actually had buyers ask me to turn the car around because they didn’t like the landscaping. They felt that the inside of the home would look the same as the yard.
Pack and put away Knick Knacks. I love having my belongings displayed where everyone can see them. I have been given gifts by all 5 of our children and our parents in the past. It is a natural desire to want to show those items off. My suggestion would be to pack those items away. It will give the potential buyer a better idea as to how their furniture will look in the house.
